What is the Ontario Landlord & Tenant Board?

The Ontario Landlord and Tenant Board (LTB) is an independent, quasi-judicial tribunal which resolves disputes related to residential tenancies and provides Ontario landlords and tenants with information about their rights and responsibilities under the Residential Tenancies Act, 2006.  

What is the Residential Tenancies Act?

The Residential Tenancies Act, 2006 (RTA) is a law that regulates evictions, rent increases, and other aspects of leasing and renting. The RTA applies to most rental units in Ontario, including apartments, houses, motor homes, or individual rooms in boarding houses. Units in non-profit and public housing or certain university and college residences may be exempt from many provisions concerning rent while still being subject to other parts of the RTA.  

Who is not covered under the Residential Tenancies Act?

The RTA does not apply to tenancies where the tenant has to share a kitchen or bathroom with the landlord, or the landlord's family members. Occupants or roommates renting from another tenant are also not covered under the RTA and cannot file an application at the LTB.


In addition, the RTA does not to apply to:

  • Student dormitories without self-contained units
  • Commercial tenancies
  • Prisons or jails
  • Hospital or shelter stays
  • Temporary stays in a hotel or private dwelling
  • Living accommodations for farm employment

What should I do if I have an issue with my tenant or landlord?

If you have an issue related to a tenancy, it is important to act in a timely fashion to protect your rights and interests, especially if you have received notice of an impending hearing before the LTB. As landlord and tenant disputes can be stressful and time-consuming, we recommend you consider hiring a licensed legal practitioner to assist with your landlord and tenant matter.
